How much does it cost to live in Temecula each month?
Now, most cost of living sites give you one number for Temecula and no way to check it. I'd rather show you the math line by line, so you can swap in your own numbers. For the bigger picture on the city itself, start with our Temecula living guide.
The table below builds two budgets. The first is a family of four, two working adults and two kids, buying a home at Temecula's median sale price. The second is a single adult renting. The housing lines for the buyer come from the Redfin median and the Freddie Mac rate. The everyday lines come from the MIT Living Wage Calculator for Riverside County, updated February 15, 2026, divided by 12 and rounded to the nearest $5. MIT's numbers are county-wide, so treat them as a floor, not a lifestyle.
| Monthly cost | Family of 4, buying at the median | Single adult, renting | Where the number comes from |
|---|---|---|---|
| Housing: mortgage or rent | About $4,525 (principal and interest) | About $1,750 (rent and utilities) | Buyer: about $735,000 Redfin median, 3 months ending Aug. 2026, 10% down, 7.28% for the week of Oct. 1, 2026. Renter: MIT housing estimate |
| Base property tax and voter bonds | About $620 | Included in rent | 1.02452% FY 2025-26 rate for a typical Temecula parcel, after the $7,000 Homeowners' Exemption |
| Electricity | About $200 (assumption: 600 kWh) | Included above | California average residential price, 33.61 cents per kWh, July 2026 (EIA) |
| Food | About $1,010 | About $345 | MIT |
| Child care | About $2,125 | $0 | MIT |
| Medical | About $900 | About $265 | MIT |
| Transportation | About $1,455 | About $870 | MIT |
| Internet and mobile | About $180 | About $125 | MIT |
| Everything else | About $1,720 | About $740 | MIT's "civic" and "other" categories combined |
| Total a month | About $12,735 | About $4,095 | Before income taxes |
| Not in the table | Homeowners insurance, mortgage insurance, HOA dues, Mello-Roos, gas and water bills | Gas and water bills, renters insurance | Quote or look these up by address |
Brutally honest, the line people underestimate is the one that is not in the table. In a newer Temecula neighborhood, Mello-Roos and HOA dues can add hundreds of dollars a month, and they change from tract to tract. Pull them by address before you build your budget around a house.

How much do you need to make to live in Temecula?
It depends a lot on whether you rent or buy, and when you bought. Here is a common yardstick. The U.S. Census Bureau considers a household cost burdened when it spends more than 30% of its income on rent, mortgage and other housing needs. Lenders use their own debt-to-income rules, so this is a way to think about it, not a loan approval.
- Buying at the median: about $5,145 a month for principal, interest and base property tax is 30% of a gross household income of about $206,000 a year. Add insurance, HOA or Mello-Roos and that income number goes up.
- Renting as a family of four: MIT puts the before-tax income a Riverside County family with two working adults and two kids needs at $135,304 a year.
- Renting on your own: MIT puts a single adult with no kids at $59,991 a year.
For context, Temecula's median household income was $121,063 in the Census Bureau's 2020 to 2024 American Community Survey. That gap between what the median household earns and what a median-priced purchase takes at today's rates is real, and it is why a bigger down payment, a VA loan or a lower price point changes the picture so much. Our VA loan guide for Riverside County walks through how that works for veterans and service members.
What does housing cost in Temecula compared with Murrieta and Menifee?
Housing is the biggest line in every Temecula budget, and it is the one that moves the most when you look one city north. Here is the same hypothetical, 10% down at 7.28% for the week of October 1, 2026, run at each city's Redfin median sale price for the 3 months ending August 2026. This is education, not a quote. Your rate, down payment and loan type will change it.
| City | Redfin median sale price, 3 months ending Aug. 2026 | Principal and interest a month | 1% base property tax a year, before bonds and special taxes | County transfer tax at sale |
|---|---|---|---|---|
| Temecula | About $735,000 | About $4,525 | About $7,350 | About $810 |
| Murrieta | About $655,000 | About $4,035 | About $6,550 | About $720 |
| Menifee | About $575,000 | About $3,540 | About $5,750 | About $630 |
So again, the same family that spends about $4,525 a month on principal and interest in Temecula would spend about $490 less in Murrieta and about $985 less in Menifee, at the median. That is real money over a year. What you give up or gain in exchange is a different question, and we lay it out in Temecula vs Murrieta and Is Menifee a Good Place to Live?
Renting is a different math problem. The Census Bureau's 2020 to 2024 survey put Temecula's median gross rent, rent plus utilities, at $2,347 a month. That survey covers five years of leases, so a unit listed today can ask more.
Why your property tax will not match the seller's
Property tax resets to the price you pay, so a seller who bought years ago has a much smaller bill than you will. On top of the 1% base, you pay voter-approved bonds, and many newer Temecula neighborhoods carry a Mello-Roos special tax. The City of Temecula's Debt Management page lists 10 Community Facilities Districts, including Harveston, Wolf Creek, Roripaugh Ranch and Altair. Our Riverside County property tax guide shows how to pull the real bill for any address.
What do gas, utilities and sales tax add to a Temecula budget?
The smaller lines add up, and a couple of them run higher in California than people moving from out of state expect.
- Gas: California regular gasoline averaged $6.227 a gallon for the week of October 5, 2026, according to the EIA, versus $4.354 nationally. Here is a hypothetical. Temecula is about 30 road miles from the Camp Pendleton Main Gate, so a round trip is about 60 miles. Twenty-one workdays of that is about 1,260 miles a month. At 25 miles per gallon, that is about 50 gallons, or about $315 a month in fuel for one commuter.
- Electricity: California's average residential price was 33.61 cents per kWh in July 2026, against 18.31 cents nationally, per the EIA's Electric Power Monthly. Summer air conditioning is where Temecula bills climb, so do not budget off a spring bill.
- Sales tax: 8.75% in the City of Temecula, effective October 1, 2026, per the CDTFA. Murrieta and Menifee are also 8.75%.
- Water, gas service and trash: these depend on the address and the provider. The fastest honest answer is to ask the seller or landlord for the last 12 months of bills.
If you are moving here on military orders, our Camp Pendleton housing and BAH guide puts these costs next to what your housing allowance covers.
Is Temecula cheaper to live in than San Diego?
For homeowners, Temecula usually runs cheaper. For renters, the survey data says it is about even. Here is what the Census Bureau's 2020 to 2024 American Community Survey shows for the two cities.
| Census measure, 2020 to 2024 ACS 5-year | Temecula city | San Diego city |
|---|---|---|
| Median household income | $121,063 | $108,077 |
| Median monthly owner costs, homes with a mortgage | $2,879 | $3,252 |
| Median gross rent, rent plus utilities | $2,347 | $2,313 |
Notice that owner cost line is well below the $4,525 in the budget above. That is because the survey includes every owner with a mortgage, including people who bought years ago at lower prices and lower rates. A buyer today pays today's price and today's rate, so use the survey to compare cities, and use a current quote to plan your own payment.
What you trade for the lower owner costs is distance. Temecula is about 58 road miles from downtown San Diego, so the commute and fuel line has to go into the comparison too.
How can you lower your cost of living in Temecula?
You have more levers than you think. None of these is a recommendation for your situation, they are the questions we walk buyers through.
- Compare neighborhoods on their real tax bills. Many older Temecula neighborhoods carry no Mello-Roos at all, while a newer tract down the road might. Two homes at the same price can have very different monthly costs.
- Run the numbers with a VA loan if you are eligible. The U.S. Department of Veterans Affairs says a VA-backed purchase loan needs no down payment as long as the price is not above the appraised value, and no private mortgage insurance.
- Look one city north. At the August 2026 medians, Murrieta and Menifee cut the principal and interest line by about $490 and about $985 a month.
- Drive your commute before you buy. Fuel is a monthly bill, and the miles add up fast at California prices.
- Watch the market, not the headlines. Our Temecula housing market update tracks prices quarter by quarter.
