Wildomar, CA Homes for Sale & Real Estate

The youngest city in the valley, home to its only trauma center, and still deciding what it wants to be. Here is what buying in Wildomar actually looks like.

What is Wildomar, California?

Wildomar is a 23.7-square-mile city in southwestern Riverside County, California, incorporated July 1, 2008, sitting on Interstate 15 between Lake Elsinore and Murrieta. The U.S. Census Bureau estimated its population at 37,889 as of July 1, 2025, up from 36,875 at the 2020 census, with a 78.3% homeownership rate and a median household income of $103,506 in 2024 dollars.

Two things make Wildomar different from its neighbors. It is home to Southwest Healthcare Inland Valley Hospital, the region's Level II trauma center, which opened a $400 million patient tower in April 2026. And it is the youngest city out here by a wide margin: Wildomar only adopted its own General Plan in December 2024, after sixteen years of operating under Riverside County's 2003 plan. The rules for what gets built here were written last year.

Written by the HomeBliss team, who work this valley every week. Market figures come from the live MLS feed. Population, income and homeownership figures are cited to the U.S. Census Bureau with the vintage the Bureau publishes them under. City, hospital, school and tax figures are cited to the City of Wildomar, the hospital, the California Department of Education and Riverside County records.

Why People Move Here

The highest homeownership rate in the valley, and the hospital everyone else drives to.

Start with the number that surprises people. 78.3% of occupied homes in Wildomar are owner-occupied, on the Census Bureau's 2020 to 2024 figures. Among the cities we cover only gated Canyon Lake runs higher, and Wildomar beats Temecula, Murrieta and Menifee comfortably. Median household income is $103,506 in 2024 dollars, the average household holds 3.45 people, and the median owner-occupied home is valued at $552,400. That is a portrait of a town where families bought and stayed.

The second thing is the hospital, and it is a bigger deal than most listings make it sound. Southwest Healthcare Inland Valley Hospital at 36485 Inland Valley Drive is in Wildomar, not Murrieta, and it is the Level II trauma center for this entire corner of the county. In April 2026 it opened a $400 million, seven-story, 217,444 square foot patient tower that took it from 120 to 202 licensed beds, added emergency bays, cardiac catheterization labs, trauma and neurosurgery capacity and mental health crisis stabilization rooms. It handles roughly 50,000 emergency visits a year and employs more than 1,500 people. If you have kids, aging parents, or a job in healthcare, living eight minutes from that is worth something real.

The third thing is the land. Wildomar spent most of the twentieth century as farming and ranching country, particularly horse ranches, and the freeway only arrived later. The result is a city with genuinely mixed texture: brand new gated tracts on one road, half-acre parcels with barns on the next. If you have been priced out of a large lot in Temecula, this is the closest place that still has them.

The honest counterweight is that Wildomar is young and still assembling itself. It incorporated in 2008 and did not have its own General Plan until December 2024. Retail is thin compared to its neighbors. Growth has been modest, about 2.7% from 2020 to 2025. Some people read that as sleepy, and some read it as the last of the valley that has not been finished yet. Which one you are matters.

The Character Of The Place

What living in Wildomar is actually like.

Wildomar reads rural in a way its neighbors no longer do. Murrieta Creek runs southeast through the city on its way to Temecula. The Santa Ana Mountains and the Cleveland National Forest sit to the west. Bundy Canyon Road still has an oak tunnel on it. And the city's own history page will tell you that after the railroad washed out, Wildomar went back to farming and horse ranches, and that the freeway is what mixed the rural and the urban together. You can still see the seam.

The city is small enough that its institutions are personal. The council meets once a month. The Wildomar Cemetery District, established in 1898, is a subsidiary district of the city and the City Council sits as its board. The city sells Riverside Transit Agency bus passes at City Hall. In July 2026 the city celebrated its eighteenth birthday with a free party at Marna O'Brien Park. That is a different scale of civic life than you get in a city of 120,000.

Here is a detail worth knowing, because it tells you how long the families here have been here: the name Wildomar comes from three people. WILliam Collier, DOnald Graham, and MARgaret Collier Graham, who was Donald's wife and William's sister. Three of the city's elementary schools are named after them.

The trade-offs are real and worth naming. Retail is thinner than in Temecula or Murrieta, though that is changing with a Walmart Supercenter under construction and a Sprouts-anchored center planned. Police service is contracted from the Riverside County Sheriff out of the Lake Elsinore station rather than a standalone city department, and fire is contracted through CAL FIRE and Riverside County Fire. And because so much of the city's roadway grid was inherited from the county, several main corridors are still being widened. Drive Clinton Keith and Bundy Canyon at rush hour before you decide.

Neighborhoods

The Wildomar neighborhoods worth knowing.

Wildomar shops less by master plan than Menifee or Winchester do. Here it is a mix of established areas, inherited county subdivisions and a handful of active new-home communities.

Sedco Hills

A 1.6 square mile area on the city's northwest side that was its own census-designated place until Wildomar incorporated in 2008. The name comes from the South Elsinore Development Company, which is why buyers keep assuming it is part of Lake Elsinore. It is Wildomar. Older housing stock, varied lot sizes, and the target of current city spending on Sedco Boulevard safety improvements and the Sedco Master Drainage Plan.

The Farm

An established property-owners association community off Bundy Canyon Road with its own POA office on Harvest Way, a community pool called the Wagon Train, and a layout built around the agricultural theme its name suggests. Board meetings are held at the Barn. It is one of the most recognizable addresses in the city and one of the few Wildomar communities with genuine shared amenities. Ask for the POA budget and rules early.

Old Town Wildomar

The historic district along Palomar Street, which used to be U.S. Highway 395, and Wildomar Trail, which used to be Central Avenue. The city has a Historic and Downtown District Overlay Zone in place and hired a consultant in June 2026 to write an Old Town Specific Plan. This is the part of the city most likely to change character over the next decade, which cuts both ways depending on what you want.

Windsong

An established residential area on the city's east side, anchored by Windsong Park on Prairie Road with its tot lot, basketball court, walking path and picnic shelters. Practical, family-oriented, and close to the Bundy Canyon corridor, which means it feels the road construction more than most.

Regency Heritage

Built around Regency Heritage Park on Autumn Oaks Place, which the city designed with direct access so its dog park, basketball half-courts and play structures could be shared with the adjacent school. If having a real park and a school within walking distance is on your list, start here.

Avalino

D.R. Horton's community on Evening Primrose Court, currently marketed as final opportunities, with five plans from 1,898 to 3,015 square feet, four and five bedroom layouts, a multigenerational suite option and RV-sized parking on some homesites. HOA is included. Assigned schools are listed as Donald Graham Elementary, David A. Brown Middle and Elsinore High. Late-phase communities are where builder incentives concentrate.

Camellia Glen

KB Home's active Wildomar community, selling four floor plans in the 1,493 to 1,866 square foot range out of an office on Jefferson Avenue. This is the smaller-footprint, more attainable end of new construction here. Note that some listing aggregators label it Murrieta. KB Home's own site says Wildomar, and the builder is the source to trust.

Verano

Seventy-seven single-family homes by KB Home Coastal east of Monte Vista Drive and south of Summer Sage Way. Worth calling out because of the tax: the city formed Community Facilities District 2022-3 for this tract in December 2022, with an annual special tax of $4,195 to $4,678 per home depending on size, escalating 2% a year. That is a meaningful number on top of your base property tax and it belongs in your affordability math.

Citra and Pomelo at Mission Trail

A gated new-home masterplan by Risewell Homes with plans from 1,348 to 2,158 square feet, a pool, dog park and tot lot. Read the address carefully: the builder publishes it as Lake Elsinore 92595 while listing sites label it Wildomar, and one MLS feed shows a Lake Elsinore 92530 ZIP. We check which city actually holds land-use jurisdiction before writing an offer, because the answer changes your taxes, your services and your school assignment.

There are more named tracts than this, including a number of inherited county subdivisions that carry HOA names on listing sites but no shared amenities, plus rental communities like Bacara on Prielipp Road and Oak Springs Ranch on Clinton Keith. If you see a neighborhood name on a listing that you cannot find anywhere official, that is usually why. Ask us and we will tell you what it actually is.

Getting Around

Three freeway interchanges, one renamed exit, and $74.5 million of road work.

Interstate 15 runs straight through Wildomar with three interchanges: Bundy Canyon Road at exit 71, Wildomar Trail at exit 69 and Clinton Keith Road at exit 68. That is unusually good freeway access for a city this size, and it is the main reason people who work in Temecula, Murrieta or Orange County are willing to live here.

Baxter Road no longer exists here

If your GPS or an old listing tells you to take Baxter Road, it is out of date. In February 2020 the city and Caltrans renamed Baxter Road, Shopping Center, George Avenue, Porras Road and Central Street into one continuous route called Wildomar Trail. The city said outright that the point was to stop the confusion with a different Baxter Road in Murrieta. Caltrans replaced the freeway signage at no cost to the city.

The road program

On June 10, 2026 the city council unanimously approved a five-year capital improvement program worth $74.5 million across 48 projects, with $44.5 million budgeted in fiscal 2026-27 and $30 million in 2027-28. The named road work includes widening Clinton Keith Road to six lanes between I-15 and Copper Craft Road, Bundy Canyon Road improvements from Oak Circle Drive to Sunset Avenue, and Palomar Street widening in two segments.

Bundy Canyon is the corridor to watch. A new traffic signal at Bundy Canyon and Harvest Way was awarded in October 2025 at $927,027 to PTM General Engineering, with additional safety work at Bundy Canyon and Orange Street and at Grand Avenue and Corydon Road. Separately, the council approved cultural resources agreements with the Pechanga and Soboba Bands in August 2026 for a realignment of Bundy Canyon Road between Oak Canyon Drive and just east of The Farm Road, which will involve substantial excavation and grading. If you are buying along that corridor, expect construction.

What the express lanes will and will not do

The I-15 Express Lanes Southern Extension is frequently sold as a Wildomar benefit. Be precise about it: the project runs 15.8 miles from El Cerrito Road in Corona to State Route 74 in Lake Elsinore, and it terminates north of Wildomar. It does not add express lanes through this city. It will help the northbound drive toward Corona and Orange County. Estimated total investment is around $740 million, it is still pre-construction, and construction could begin in 2027 depending on funding.

Transit

Riverside Transit Agency serves the area, including Route 8 between Lake Elsinore and Wildomar, and City Hall sells RTA passes. Practically speaking, Wildomar is a car town.

Daily Life

Healthcare, schools and where you actually shop.

The hospital, in detail

Southwest Healthcare Inland Valley Hospital, 36485 Inland Valley Drive, Wildomar. 202 licensed beds after the April 2026 tower opening, up from 120. Level II trauma center. County-designated paramedic base station, certified primary stroke center, STEMI receiving center, advanced certification total joint center, Joint Commission accredited. More than 4,000 surgeries a year, roughly 50,000 emergency department visits a year, more than 1,500 employees. The new tower broke ground October 7, 2021 and took first patients on April 14, 2026, and the hospital describes it as the largest investment its parent company has made in its Southwest Healthcare facilities.

Schools

Wildomar is served by Lake Elsinore Unified School District, and every public school located inside the city is an LEUSD school. That includes Elsinore High School at 21800 Canyon Drive, which despite the name is a Wildomar campus, was founded in 1891, is one of the oldest schools in Riverside County and is visible from the freeway. Also in the city: David A. Brown Middle School on Grand Avenue, and Wildomar, Donald Graham, William Collier and Ronald Reagan elementary schools, plus Sycamore Academy of Science and Cultural Arts, a K through 8 charter on Palomar Street authorized by the district.

In November 2024 LEUSD placed Measure T on the ballot, a $198 million general obligation bond at a rate of up to $28 per $100,000 of assessed value over a 37-year term, to fund security systems, roofs, HVAC, TK classrooms, portable replacement and career technical education facilities. If school bond debt matters to your budget, ask your title officer to confirm what is currently levied on the parcel.

Shopping and services

The Clinton Keith Road corridor at the freeway is the retail center of the city, anchored by the Oak Creek Shopping Center with an Albertsons, plus a Stater Bros., a Grocery Outlet and the usual freeway-adjacent food and services. There is a second Stater Bros. on Hidden Springs Road. The Wildomar Library, part of the Riverside County Library System, sits at 34303 Mission Trail. For big-box and mall shopping, Temecula and Murrieta are a short drive south, though the Walmart Supercenter under construction on Bundy Canyon will change that math.

Around Town

Things to do in Wildomar.

Marna O'Brien Park

Nine acres at 20505 Palomar Street and the largest of the city's parks: three baseball fields, two basketball courts, two lighted soccer fields, a children's play area, three picnic shelters, walking paths, restrooms and a concession stand. This is where Wildomar holds its community events, including the city's birthday celebration.

Regency Heritage Park and Windsong Park

Regency Heritage on Autumn Oaks Place has a dog park, two basketball half-courts, a tot lot and picnic shelters, and shares access with the neighboring school. Windsong Park on Prairie Road has a tot lot, basketball court and a perimeter walking path. The city maintains four parks across more than fifteen acres, funded by the Measure Z parcel tax.

The Bundy Canyon tree tunnel

A stretch of Bundy Canyon Road where the oaks close over the road. It is the single prettiest thing in the city and it is genuinely unusual for the Inland Empire. Worth the detour, and worth seeing before the realignment work changes it.

Wildomar Cemetery

First established in 1898, formally organized as a public district in 1955, and since 2011 a subsidiary district of the City of Wildomar with the City Council sitting as its board. It is a real piece of the town's history and a reminder that people were here long before the freeway.

Lake Elsinore and the Ortega, minutes away

Lake Elsinore and the largest natural freshwater lake in Southern California sit directly north, with the Storm's ballpark, the outlets and the boat launch. The Ortega Highway climbs west into the Santa Ana Mountains and the Cleveland National Forest from there.

Temecula wine country, straight down the 15

Old Town Temecula and the wine region are about twenty minutes south on the freeway. Living in Wildomar buys you that access at a lower price than living in it.

What's Happening Now

A hospital tower, a Walmart, and the city's first rulebook.

More has changed in Wildomar in the last two years than in the ten before them.

The hospital tower opened, April 2026

The $400 million, seven-story, 217,444 square foot patient tower at Southwest Healthcare Inland Valley Hospital took its first patients on April 14, 2026, after breaking ground in October 2021. It added 82 beds, new emergency department bays, cardiac catheterization labs, trauma and neurosurgery capacity, robotic orthopedic surgery and mental health crisis stabilization rooms. This is the largest single investment made in Wildomar by anyone, and it permanently changes the city's position in the region.

Envision Wildomar 2040, adopted December 2024

From incorporation in 2008 until December 9, 2024, Wildomar ran on the 2003 Riverside County General Plan. Envision Wildomar 2040 is the city's first customized General Plan and development code, with the zoning map updated February 15, 2025. The package rezoned 3,480 parcels, including 65 parcels totaling 1,589 acres redesignated to open space. Practically, this means anything you read about Wildomar zoning written before 2025 may simply be wrong now, and it means the city finally controls its own growth rules.

Walmart Supercenter, under construction

A 185,682 square foot Walmart Supercenter at the northeast corner of Monte Vista Drive and Bundy Canyon Road was originally approved in 2015, stalled for years and nearly lost its entitlements, and finally began construction in March 2026. No opening date has been announced. The city has described the Monte Vista and Bundy Canyon corridor as a key gateway into Wildomar, and the project is as much about sales tax base as it is about groceries.

Wildomar Crossroads and Sprouts, proposed

A roughly nine acre mixed-use project at the northwest corner of Clinton Keith Road and Wildomar Trail would bring a 23,104 square foot Sprouts Farmers Market inside a retail center of about 35,000 square feet, plus drive-thru pads, a fitness center and a 150-unit gated apartment community. Its environmental review went to public comment in 2022 and a leasing listing currently shows a 2027 build year. We have not been able to confirm whether it is under construction or still entitled only, so treat the 2027 date as a target rather than a promise.

Old Town, being planned

On June 10, 2026 the council approved a $459,225 contract with Albert A. Webb and Associates to prepare an Old Town Specific Plan for the historic district around Palomar Street and Wildomar Trail, covering land use, transportation, infrastructure, economic development and historic preservation. A Historic and Downtown District Overlay Zone is already in place while the plan is written. The plan does not exist yet. If you are buying in Old Town, that is both the opportunity and the risk.

Common Questions

Questions we get about Wildomar.

How do I find a good real estate agent in Wildomar?

Ask three questions before you sign anything. First, ask the agent to name the school districts and any special tax assessments for a specific Wildomar address, not the city in general. Second, ask what the builder alternative looks like, because in Wildomar new construction often competes directly with resale and a good agent will price both. Third, ask to see their actual reviews rather than a testimonial page. HomeBliss Real Estate is a ten-agent team led by Jonathan Hernandez, REALTOR, DRE #02138316, brokered by Real Brokerage Technologies, Inc., DRE #02022092, with a 5.0 rating on Google and more than 150 families helped across Southwest Riverside County.

Why do people move to Wildomar?

Ownership and space. Homeownership is 78.3% on the 2020 to 2024 Census figures, second only to gated Canyon Lake among the cities we cover, with 3.45 people per household, median household income of $103,506 in 2024 dollars and a median owner-occupied home value of $552,400. Much of the city still carries its ranching past, so larger and horse-friendly lots survive here alongside new tracts, and the I-15 puts everything within reach.

Is there a hospital in Wildomar?

Yes, and it is the regional trauma center. Southwest Healthcare Inland Valley Hospital at 36485 Inland Valley Drive is in Wildomar, not Murrieta. Level II trauma center, paramedic base station, primary stroke center, STEMI receiving center, roughly 50,000 emergency visits a year. Its $400 million, seven-story patient tower opened April 14, 2026 and took the hospital from 120 to 202 licensed beds.

Does Wildomar have its own high school?

Yes. Elsinore High School at 21800 Canyon Drive is physically in Wildomar. The name misleads people because the school was founded in 1891, long before either city existed. Wildomar is served by Lake Elsinore Unified, and every public school inside the city is an LEUSD school.

What are the property taxes like in Wildomar?

Two layers. Measure Z is a citywide parcel tax of up to $28 per parcel per year, approved November 2012 and effective July 2013 with no end date, funding park maintenance. Separately, newer subdivisions can sit in Community Facilities Districts with much larger assessments: the Verano tract's CFD 2022-3 carries $4,195 to $4,678 a year depending on home size, escalating 2% annually. Older homes may carry only Measure Z. Always pull the parcel's actual tax bill.

Where is the Baxter Road exit?

It is Wildomar Trail now. In February 2020 the city and Caltrans renamed Baxter Road, Shopping Center, George Avenue, Porras Road and Central Street into one route called Wildomar Trail, to end the confusion with a different Baxter Road in Murrieta. The city's three I-15 interchanges are Bundy Canyon Road, Wildomar Trail and Clinton Keith Road.

Is Sedco Hills part of Wildomar?

Yes. Sedco Hills was a 1.6 square mile census-designated place that became part of Wildomar at incorporation on July 1, 2008. The name comes from the South Elsinore Development Company, which is why people assume it belongs to Lake Elsinore. Lakeland Village, by contrast, is a separate unincorporated community next to Lake Elsinore and is not in Wildomar.

Is Wildomar growing?

Steadily. From 36,875 at the 2020 census to a Census Bureau estimate of 37,889 as of July 1, 2025, about 2.7%. Slower than Menifee or Winchester. What changed faster is the rulebook: Wildomar adopted its first customized General Plan on December 9, 2024 and updated its zoning map on February 15, 2025, after sixteen years under the county's 2003 plan.

What is being built in Wildomar right now?

A 185,682 square foot Walmart Supercenter at Monte Vista and Bundy Canyon, approved in 2015 and under construction since March 2026 with no announced opening date. A Sprouts-anchored mixed-use center at Clinton Keith and Wildomar Trail is planned but its construction status is unconfirmed. On the public side, a $74.5 million five-year capital program covering 48 projects was approved June 10, 2026, including widening Clinton Keith Road to six lanes.

Looking for a real estate agent in Wildomar?

Wildomar rewards an agent who reads the tax bill. A citywide Measure Z parcel tax sits on nearly every parcel, and a handful of newer tracts sit inside Community Facilities Districts charging north of four thousand dollars a year on top of it, escalating annually. The city also rewrote its entire zoning map in February 2025, so anything you read about what can be built next door before then is out of date. We check the parcel, the district and the tax bill first, then we go look at houses.
