
What makes Menifee a good place to live?
Menifee, California comes down to three things: price, space, and a city that is still being built. This post is the other half: the good, the bad, and the ugly, with every number updated for 2026.
Pro number one: more house for the money
Affordability is the reason most people look at Menifee, right? Menifee's Redfin median sale price, 3 months ending August 2026 was $575,000 for all home types. Over the same three months, Murrieta was $655,000 and Temecula was $735,000. Now, are there cheaper towns in Riverside County? Absolutely. Perris, Hemet and San Jacinto can come in lower. But for a city of more than 118,000 people, with new construction on every side of the I-215, Menifee still prices below its neighbors to the south.
Pro number two: the growth is actually showing up
Menifee grew from 102,527 people in the 2020 census to an estimated 118,592 by July 1, 2025, per the Census Bureau. More important to your daily life, the roads and services are starting to catch up. The $35 million Holland Road Overpass opened on October 22, 2024, giving drivers a way across the I-215 between the Newport Road and Scott Road interchanges (Valley News). In March 2026 the city confirmed Costco had filed applications for a store and a distribution facility in Menifee. Nothing is approved yet, so treat that as something to watch, not something to count on.
Pro number three: parks and open space
The city's June 30, 2025 financial report counts 46 public parks: 22 owned by the City of Menifee and 24 owned by Valley-Wide Recreation and Park District. You also get Gale Webb Action Sports Park for BMX, hillside trails, and the off-road and motorsports scene around Lake Elsinore and Wildomar close by. If your weekend happens outside, Menifee gives you a lot to work with.
Pro number four: you are in the middle of everything
From Menifee City Hall it is about 13 miles to the Promenade mall in Temecula, 15 miles to Old Town Temecula, 20 miles to the wineries along Rancho California Road, and 27 miles to downtown Riverside. Menifee does not have everything yet, but a lot is within reach.

What are the downsides of living in Menifee?
Now the cons. I tell people these straight, because they are the reasons a Menifee move does or does not work.
Con number one: limited entertainment
For a city this size, there is not a lot to do inside the city limits. A planned movie theater complex never finished; the city declared the unfinished building a public nuisance in June 2024, and a court cleared the way for demolition that September (City of Menifee). The Central Park amphitheater is under construction with completion listed as winter 2026/2027 (City of Menifee). Until more lands, date night and the mall usually mean a short drive to Murrieta or Temecula.
Con number two: traffic and a car-first layout
Menifee grew around the I-215, not a walkable downtown. Walk Score rates the city 16 out of 100, "Car-Dependent" (via Redfin, September 2026). Newport Road at the freeway is still the pinch point at rush hour, even with the new overpass. If a specific commute makes or breaks the move, drive it at the hour you would really drive it before you write an offer.
Con number three: a small local job base
The city's own list of principal employers is short. As of June 30, 2025, the top six were Menifee Union School District, Mt. San Jacinto College, Romoland School District, Target, Stater Bros and the City of Menifee, and together the listed employers account for 5,191 jobs. If you work in tech, aerospace or corporate finance, plan on commuting to Temecula, Riverside, Orange County or San Diego, or on working remote.
Con number four: the summer heat
Winters are mild, but summers are hot. First Street's data on Redfin puts 90% of Menifee properties at a "Severe" Heat Factor and projects a 185% increase in days over 105°F over the next 30 years (September 2026). On a tour, check the age of the HVAC, the attic insulation and which way the back yard faces. Those turn into August utility bills.
Con number five: Mello-Roos and HOA on newer tracts
Many newer Menifee neighborhoods sit inside Community Facilities Districts, and that special tax is on top of the base rate. The amount changes street by street, so never trust an estimated payment. Pull the real bill for the address on the Riverside County Treasurer-Tax Collector portal.

Is Menifee expensive to live in?
Menifee is cheaper than its neighbors to the south, but it is not cheap. Here is how the three biggest Southwest Riverside County cities compared over the three months ending August 2026.

Property tax is where buyers get surprised. The city's fiscal 2025 report shows a combined base and voter-approved rate of 1.16648% across Menifee's tax rate areas. As a rough illustration, 1.16648% of a $575,000 purchase price (Menifee's Redfin median sale price, 3 months ending August 2026) is about $6,700 a year, before any Mello-Roos special tax or HOA dues. Your real number depends on the tax rate area and the district, so check the bill for the exact address.

The short version: the infrastructure I was hoping for is arriving, the entertainment is still catching up, and prices have held flat for the last year rather than running away.
How do you check safety, schools and taxes for a Menifee address?
I will not call any city or street safe or unsafe. That is your call, and you can make it with real data in about an hour. Here is the same homework I would do on any Menifee address.
- Crime data. Menifee runs its own city police department, staffed at 122 full-time-equivalent positions as of June 30, 2025 (city ACFR). Start with the Menifee Police Department, then compare years on the California Department of Justice OpenJustice portal and the FBI Crime Data Explorer. For unincorporated areas next to Menifee, check the Riverside County Sheriff.
- School district. Menifee is split between Menifee Union School District and Romoland School District for the younger grades, with Perris Union High School District for high school. Confirm the assigned schools for the exact address with the district, not a listing remark.
- Taxes. Look up the most recent tax bill on the Riverside County Treasurer-Tax Collector portal and find the special assessment lines.
- The drive. Drive your commute at rush hour, and walk the street once on a weekday evening and once on a weekend.
