
What is the 2026 BAH at Camp Pendleton?
Your BAH follows your duty station, not your street address. A Marine assigned to Camp Pendleton draws the Camp Pendleton rate whether the family lives in base housing, in Oceanside, or up the I-15 in Temecula, California, Murrieta or Menifee. The Defense Travel Management Office sets it by three things: your pay grade, whether you have dependents, and the ZIP code of your permanent duty station.

Should you live on base or off base at Camp Pendleton?
Living on base trades flexibility for simplicity. Off base, you keep the allowance and decide what it goes toward. Here is how the two stack up side by side.

On-base rent cannot exceed your BAH. The Congressional Research Service reported in September 2023 that DoD's agreements with privatized housing companies prohibit charging more than the current BAH rate. That is the safety net: you will not go out of pocket for base housing rent.
The tradeoff is that the whole allowance goes to rent and none of it goes toward a home you own. Now, if you are on a short tour or you want to be on the installation during long training cycles, base housing is definitely worth a hard look. If you expect to be at Pendleton for a full tour or longer, or you plan to stay in Southern California after you get out, off base is where the math starts to change.
What does your BAH actually buy in Temecula, Murrieta and Menifee?
BAH does not come with a purchase price attached, so here is the rough math. The table below shows the loan amount each 2026 rate would cover for principal, interest and a 1% base property tax, on a 30-year loan at the 7.28% Freddie Mac average from October 1, 2026, with zero down.

Now put that next to the market. Redfin's median sale price for the three months ending August 2026 was about $575,000 in Menifee, $655,000 in Murrieta and $735,000 in Temecula, across all home types. So an E-6 or E-7 lands near the Menifee median on BAH alone. Murrieta and Temecula medians sit above what BAH covers for most grades, which means either a home below the median, a second income, or money from the rest of your paycheck.
That table leaves out homeowners insurance, HOA dues, Mello-Roos special taxes and the voter-approved bonds that sit on top of the 1% base. In the newer tracts of Menifee, Murrieta and Temecula, those can add real money to the monthly payment, so ask for the full tax bill on any house before you write an offer. This is education, not a pre-approval. A VA lender sets what you can borrow based on your credit, income, debts and assets.
The VA loan is why this works at all. VA says a VA-backed purchase loan often requires no down payment as long as the sales price is not higher than the appraised value. Buyers who receive VA compensation for a service-connected disability also do not pay the VA funding fee.
How far are Temecula, Murrieta and Menifee from Camp Pendleton?
Temecula is the closest of the three to Camp Pendleton at about 30 miles. Murrieta is about 38 miles and Menifee is about 51 miles. Those are road miles to the Main Gate off Interstate 5 in Oceanside, and the usual route runs south on the I-15, then west on CA-76. Units on the north and east side of the base may use other gates, which changes the number.

The pattern is simple. Every step north adds miles and takes dollars off the median price. Your gate matters too, so map the drive from the exact house to the exact gate you will use before you fall in love with a floor plan.
I will be brutally honest about the con here, and it is traffic. The I-15 is a commuter corridor in both directions at rush hour, and Friday afternoons are the worst of the week. Families who live in the valley make it work by planning around it, and the ones who struggle are the ones who never test-drove the commute at the hour they will actually be driving it. The closer alternatives are base housing or North County San Diego towns like Oceanside, where you trade distance for higher prices.
What costs does BAH have to cover when you buy a home?
BAH is one number, but a house comes with several bills. Before you decide the allowance covers a home, run each one.
- Principal and interest. The biggest piece, and the one the table above is built on.
- Property tax. California's base rate is 1% of the purchase price under Proposition 13, plus voter-approved bonds that vary by area.
- Mello-Roos. Many newer communities in the valley carry a special tax on top of the base rate. Ask for the exact amount on the property tax bill.
- HOA dues. Common in the master-planned neighborhoods of all three cities.
- Homeowners insurance. Get a quote on the specific address before you remove contingencies.
- Utilities. Included in base housing rent at Pendleton. Off base, they are on you, and inland summers run hotter than the coast.
The Defense Travel Management Office describes BAH as housing compensation based on local civilian housing costs, and the Congressional Research Service notes it is designed to cover about 95% of estimated housing costs. So plan for the allowance to cover most of the housing bill, not every line of it.
