What do new homes in Menifee, CA cost right now?
New construction in Menifee, California runs from gated condos in the upper $300,000s to six-bedroom plans in the high $600,000s. If you want the whole city first, the school districts, the traffic and the other neighborhoods, start with our Menifee city guide. This post sorts the new home communities by price, so you can see what fits your budget before you drive out to a single model.
One thing up front, and I mean this: a builder's "from" price is the base price of the cheapest plan on the cheapest lot. It does not include lot premiums, options or upgrades, and it can change any week. Every price below was checked on the builder's own site on October 13, 2026 and rounded to the nearest $5,000. Before you fall in love with a plan, call the sales office and get the current number.
| Price tier (builder "from" prices, checked October 13, 2026) | What you find in Menifee | Communities we found |
|---|---|---|
| Under $500,000 | Gated condominiums, 2 to 3 bedrooms | Heritage Village (Lennar), from the upper $300,000s |
| $500,000 to $600,000 | Single-family homes, mostly two-story, about 1,400 to 2,800 square feet | Ladera (KB Home), Riverwalk Village at Town Center (Richmond American), Amelia at Nautical Cove (KB Home), Legado (Lennar) |
| $600,000 to $650,000 | Bigger two-story plans and new single-story plans | Gatsby at Nautical Cove (KB Home), Merit and Heritage at Banner Park (Pulte), Legacy at Braverde and Oakstone (Richmond American) |
| $650,000 and up | 5 and 6 bedroom plans, and the larger plans in the communities above | Trailview at Cimarron Ridge (Pulte), from about $685,000 |
Sources: Lennar, KB Home, Richmond American and Pulte Menifee pages, checked October 13, 2026. This is not every builder in town, it is the communities those four builders listed with a Menifee address that day. For comparison, Menifee's Redfin median sale price, 3 months ending August 2026, was about $575,000, and that number mixes new and resale homes.

Can you buy a new home in Menifee for under $500,000?
Yes, but in Menifee itself that mostly means a condo, not a detached house. Here is what the builders showed on October 13, 2026.
Heritage Village by Lennar
Lennar describes Heritage Village as a gated community of new condominium homes in Menifee and lists it from the upper $300,000s. The move-in ready homes on its community page ranged from about $385,000 for a 2 bedroom, 862 square foot Residence One to about $460,000 to $465,000 for 3 bedroom, 1,265 square foot Residence Three homes, several of them tagged with $11,000 to $12,000 in savings (Lennar Heritage Village, checked October 13, 2026). Condos carry an HOA, so ask what the dues cover before you compare the payment to a house.
Detached homes under $500,000 are just outside the city
KB Home lists a few communities near Menifee in Winchester, an unincorporated area to the southeast. Deerfield at Creekstone started from about $415,000 and Fairview at Creekstone from about $495,000, both plus the cost of solar (KB Home, checked October 13, 2026). If a detached new home under $500,000 is the goal, that is where the numbers were that day. Winchester is a different tax area and school setup than Menifee, so check both for the exact lot. Our Winchester new homes guide lays out the builders and prices there, checked October 18, 2026.
What do new homes between $500,000 and $650,000 look like in Menifee?
This is the middle of the Menifee new construction market, and it is where most of the choice is. Most plans here are two-story, with a few single-story options at the top.
| Community (builder) | From price, rounded | Size and layout per the builder |
|---|---|---|
| Ladera (KB Home) | About $535,000, plus cost of solar | 1,548 to 2,763 sq ft, 3 to 5 bedrooms, 1 and 2 story |
| Riverwalk Village at Town Center (Richmond American) | About $545,000 | About 1,390 to 1,790 sq ft, 3 to 4 bedrooms, two-story, gated |
| Legado (Lennar) | Listed as "mid $500,000s" | Master plan with several single-family collections |
| Amelia at Nautical Cove (KB Home) | About $560,000, plus cost of solar | 1,539 to 2,543 sq ft, 3 to 4 bedrooms, 1 and 2 story |
| Gatsby at Nautical Cove (KB Home) | About $620,000, plus cost of solar | 2,080 to 3,119 sq ft, 3 to 6 bedrooms, 1 and 2 story |
| Merit at Banner Park (Pulte) | About $630,000 | Two-story plans, 4 to 6 bedrooms |
| Heritage at Banner Park (Pulte) | About $640,000 | Single-story plans, 3 to 5 bedrooms |
| Legacy at Braverde (Richmond American) | About $640,000 | About 2,780 to 3,510 sq ft, two-story, listed as final opportunity |
| Oakstone (Richmond American) | About $645,000 | About 1,690 to 3,030 sq ft, ranch and two-story plans, 3-car or RV garages on select homes |
Sources: KB Home Menifee; Richmond American community pages for Riverwalk Village at Town Center, Legacy at Braverde and Oakstone (lowest plan price shown); Lennar Legado; Pulte Menifee. All checked October 13, 2026, rounded to $5,000.
A note on Legado: Lennar's headline says mid $500,000s, but the first four move-in ready homes shown on the community page that day were listed between about $605,000 and $660,000, for 4 bedroom homes of 2,084 to 2,589 square feet. The headline price is usually a plan you still have to build. The move-in ready price is what you can close on soon.
Notice the single-story premium too. In Banner Park, Pulte's single-story Heritage collection started about $10,000 above the two-story Merit collection next door. Single-story plans are popular here, and they price like it.
What is at the top of the Menifee new construction market?
Among the four builders we checked, the highest starting price was Pulte's Trailview at Cimarron Ridge, from about $685,000 with 5 to 6 bedrooms and 3 to 5 bathrooms (Pulte, checked October 13, 2026).
The bigger plans in the middle-tier communities also cross $650,000. At Legacy at Braverde, Richmond American listed plans from about $640,000 up to about $745,000 for the Pearce plan, and at Oakstone the Zinc plan started at about $675,000 (Legacy at Braverde, Oakstone, checked October 13, 2026). So when someone says a community "starts in the $600s", ask what the plan you actually want costs, on the lot you actually want.
How much do Mello-Roos and HOA dues add to a new Menifee home?
Plan on both. The builders' own fine print says HOA or association fees apply or may be required, and many communities sit inside a Mello-Roos Community Facilities District, a special tax that is billed every year on the Riverside County property tax bill on top of the regular rate. If the tax side is new to you, our Riverside County property tax guide walks through the whole bill.
The City of Menifee keeps a public list of its CFDs, and several match communities selling right now: CFD 2021-1 Banner Park, CFD 2022-3 Legado and CFD 2023-2 Cimarron Ridge, plus a citywide maintenance district with zones named for neighborhoods (City of Menifee, checked October 13, 2026). That list tells you a district exists. It does not tell you the dollar amount for a given lot, and some new homes also carry school or county district taxes that are not on the city's page. Our Menifee Mello-Roos lookup guide walks through finding the real amount for a specific address.
| Cost on a new Menifee home | Where to get the real number |
|---|---|
| Base price of the plan | Builder price sheet for that week |
| Lot premium, options and upgrades | Builder sales office and design center |
| Mello-Roos special taxes | The builder's tax disclosure and the DRE public report for that phase |
| HOA dues | The DRE public report and the HOA budget |
| Solar (lease or purchase) | Builder contract; KB Home lists solar as an added cost |
Here is the part a lot of buyers miss. Before a builder can market a new subdivision in California, it has to get a public report from the California Department of Real Estate, and that report covers the CC&Rs and the costs and assessments for the HOA and common areas. The builder has to give you a copy if you ask, and before you are obligated to buy (California DRE, Public Reports, checked October 13, 2026). Ask for it on your first visit, not at signing.
Are builder rate offers worth more than a price cut?
Sometimes, and you have to run the math on your own numbers. On October 13, 2026, here is what the builders were advertising next to the market rate.
| Offer | What it said | Source, date |
|---|---|---|
| Market benchmark | 30-year fixed average 7.28% | Freddie Mac, week of October 1, 2026 |
| KB Home | Rates as low as 4.99% (5.781% APR) on a 5/1 FHA ARM | KB Home Menifee page, October 13, 2026 |
| Richmond American | 4.999% (5.737% APR) FHA 30-year fixed, or up to $60,000 in Flex Funds | Richmond American Menifee pages, October 13, 2026 |
| Lennar | $11,000 to $12,000 savings tags on Heritage Village move-in ready homes | Lennar Heritage Village page, October 13, 2026 |
Read the fine print on each one. A 5/1 ARM is fixed for five years and then adjusts, which is not the same thing as a 30-year fixed. Builder rate offers usually require the builder's own lender, apply to certain homes, and end on a set date. And a dollar of incentive spent on the rate is a dollar not spent on the price, which matters if you plan to sell or refinance in a few years. I am not going to tell you which one to take. Get the offer in writing, then have your own lender price the same home both ways.
New build or resale in Menifee: how do you compare them?
Put them side by side on the full monthly payment, not the sticker price. A resale home in an older part of Menifee may have no Mello-Roos and a low HOA, or none at all. A new build gives you a warranty, a new roof and HVAC, and possibly a builder rate offer. Both can be the right call.
If you like the idea of a master plan but would rather buy a finished street with grown trees, read our Audie Murphy Ranch neighborhood guide, which walks through how a mature Menifee master plan handles HOA dues and its CFD. - Same size, same area. Compare the new plan against recent resales of similar square footage within a mile or two.
- Same costs. Add the lot premium, the upgrades you actually want, window coverings, landscaping and fencing if they are not included.
- Same taxes. Pull the resale's tax bill on the Riverside County Treasurer-Tax Collector portal and get the builder's tax disclosure for the new lot.
- Same financing. Price both homes with the same lender, then add the builder's offer on top.
