
What is Audie Murphy Ranch, and where is it in Menifee?
Audie Murphy Ranch is a master-planned neighborhood on the west side of Menifee, inside the city limits, built along Salt Creek with its own schools, parks and trail network. Brookfield Residential is the master developer. When the community won Master Planned Community of the Year at the 2019 BIA Icon Awards, Brookfield described it as about 1,100 rolling acres, with seven neighborhoods then selling from Meritage Homes, Brookfield Residential, D.R. Horton, Richmond American Homes, Woodside Homes and William Lyon Homes, and new homes advertised from the high $300,000s to the mid $400,000s (Brookfield Residential, October 11, 2019). That price range is history now. The current numbers are further down.
The plan kept growing after that. The landscape architects on the northern phase list 1,385 lots north of Salt Creek, three city-maintained parks and 26 acres of paseos and trails (BMLA, project dated 2020). So when you tour Audie Murphy Ranch, you will see a mix: streets that are ten or more years old, and newer tracts where the trees are still small. Which builder, which year and which tract all matter for the house you are looking at.

Did Audie Murphy really have a ranch here?
Yes, the name is not just marketing. Audie Murphy received the Medal of Honor for his actions near Holtzwihr, France, on January 26, 1945, and is remembered as one of the most decorated American soldiers of World War II (Congressional Medal of Honor Society). After the war he went to Hollywood, and he owned a ranch in the Menifee Valley. In December 2025 the Valley News covered a local history talk by historian David Foust titled "Audie Murphy: Military Hero, Hollywood Star, and His Menifee Ranch" (Valley News, December 28, 2025).
The land has an older story too. A 2016 Menifee Valley Historical Association marker at the sports park says James B. Ferrell arrived in the Menifee Valley in 1887 and homesteaded the land later known as Audie Murphy Ranch. He had a six-room house and a barn by 1889, farmed, and raised trotter horses (Historical Marker Database). As a Marine, I will tell you, it means something to live on streets tied to a name like that.
What amenities does Audie Murphy Ranch have?
Two kinds, and it helps to keep them straight: public city parks that anyone can use, and HOA amenities that belong to the homeowners.

What do homes in Audie Murphy Ranch cost?
Audie Murphy Ranch sells above the Menifee median. Here is how the two compared over the same three months.

Audie Murphy Ranch is a small sample, with 18 homes sold in August 2026 against 31 a year earlier, so a few large homes can move the median a lot. Redfin also puts the neighborhood's median sale price per square foot at $255, down 4.9% from a year earlier. Read those two numbers together: the median went up while the price per square foot went down, which usually means bigger homes sold, not that every house gained 9.5%.
You will also see "average home value" figures on some real estate sites. Those are model estimates, not sales. The price for a specific house comes from the recent sales on that street and in that tract, and from what the builders nearby are offering on new homes.
What are Audie Murphy Ranch's HOA dues and Mello-Roos?

The Mello-Roos (CFD 2012-1 and others)
The City of Menifee lists Community Facilities District 2012-1 Audie Murphy Ranch on its CFD page and explains that a CFD is a special tax district under the Mello-Roos Community Facilities Act of 1982 that funds public improvements and ongoing services, billed each year on the county property tax statement (City of Menifee, October 2026). The city's 2014 records call it the Audie Murphy Ranch Maintenance CFD, covering 2,129 units at the time (City of Menifee, January 2014). Newer tracts and school facilities can carry their own special taxes too, so one house can show more than one special tax line. I am not going to quote you a dollar amount, because it changes by tract, home size and year. The real number is on the tax bill for that address.
The HOA
The master association is the Audie Murphy Ranch Community Association, and its website now routes to Keystone Pacific Property Management's homeowner portal (audiemurphyranch.org, October 2026). Dues, what they cover, and whether a tract also carries a sub-association or gated-neighborhood fee all vary by address. Get them from the HOA resale disclosure package in escrow, not from a listing remark.

Which schools serve Audie Murphy Ranch?
For kindergarten through 8th grade, Audie Murphy Ranch is in Menifee Union School District, and two of its campuses sit inside the neighborhood: Táawila Elementary at 30344 Stage Coach Road and Kathryn Newport Middle School at 29792 Audie Murphy Road (Menifee Union School District, October 2026). Kathryn Newport opened in August 2023, built for more than 800 students (Canyon Lake Insider, July 27, 2023).
High school is Perris Union High School District, which serves Menifee for grades 9 to 12. Its Menifee campuses are Paloma Valley High School on Bradley Road and Heritage High School on Briggs Road (PUHSD, October 2026). Brookfield's 2019 school release listed Paloma Valley for the community, along with Herk Bouris Elementary and Menifee Valley Middle, which predates Kathryn Newport (Brookfield Residential, March 1, 2019).
I am not going to rank schools for you. Look at the California School Dashboard, visit the campus, and confirm the assigned schools for the exact address with each district before you write an offer. Boundaries change as new schools open, and a listing remark is not a guarantee.
What is near Audie Murphy Ranch?
The schools and the sports park are a walk or a short bike ride for a lot of the neighborhood. Most everything else is a drive.

What are the downsides of living in Audie Murphy Ranch?
Now the cons. I will be brutally honest with you, because these are the things that make an Audie Murphy Ranch move work or not.
Con number one: the extra bills
Between the HOA and the CFD special tax, a home here carries costs that an older Menifee resale outside a CFD does not. Price the whole monthly payment, not just the mortgage.
Con number two: heat and wildfire risk
First Street's data on Redfin rates 92% of homes in Audie Murphy Ranch at a Severe Heat Factor and gives the neighborhood a Major Fire Factor, with all of its properties showing some wildfire risk over the next 30 years (Redfin, October 2026). On a tour, check the HVAC age, attic insulation and which way the back yard faces, and get a homeowners insurance quote early, before your contingencies run out.
Con number three: you drive for most errands
The schools and parks are close. Groceries, the mall and date night mostly are not. Temecula's Promenade is about 15 road miles from the sports park.
Con number four: you compete with the builders
Menifee still has active new construction, and our city guide lists Audie Murphy Ranch among the communities still delivering homes. For a buyer that means choices and builder incentives. For a seller it means your resale is priced against the model home down the road.
Con number five: you pay more to get in
About $700,000 in Audie Murphy Ranch against about $575,000 citywide (Redfin median sale price, 3 months ending August 2026). Part of that gap is bigger, newer homes. Part of it is the schools, parks and trails. Decide what that is worth to you.
How do you check a specific Audie Murphy Ranch address?
Here is the same homework I would do on any house here before an offer. It takes about an hour.
- Mello-Roos. Pull the latest tax bill on the Riverside County Treasurer-Tax Collector portal and read every special tax line, including CFD 2012-1 and any school or facilities district.
- HOA. Ask for the full resale disclosure: master dues, any sub-association dues, the budget, the reserve study, the rules for the Ranch House and pools, and any special assessments.
- Schools. Confirm the assigned elementary and middle school with Menifee Union and the high school with Perris Union for the exact address.
- Crime data. I will not call a street safe or unsafe. Menifee has its own city police department, so start with the Menifee Police Department, then compare years on the California Department of Justice OpenJustice portal.
- Insurance and the drive. Get an insurance quote on the address, drive your commute at rush hour, and walk the block once on a weekday evening and once on a weekend.
