Where is new construction actually happening in Murrieta right now?
If you want the full picture of the city first, the school district, the parks and the traffic, start with our Murrieta city guide. This post is only about new homes: which communities are selling inside Murrieta city limits today, what the city has approved, and how to check the extra costs before you fall for a model.
Here is the short version, and I'll be very honest with you. On October 18, 2026, we found two for-sale new home communities with a Murrieta address on builder websites, and both are by Century Communities. A lot of the "new homes in Murrieta" you see online are really in Wildomar or French Valley, just outside the city. That is not a bad thing, but it changes your city services, your tax districts and possibly your school district, so you want to know which one you are looking at.
| Community (builder) | Location per builder | Builder-advertised price, checked October 18, 2026 | Homes and sizes per builder | Status on October 18, 2026 |
|---|---|---|---|---|
| Rustic Meadows (Century Communities) | Murrieta, CA 92562, sales office on Jaden Avenue | From about $500,000; move-in ready homes listed up to about $605,000 | 3 two-story plans, 1,460 to 1,994 sq ft, 2 to 4 bedrooms, all-electric | Selling; 11 homes listed as move-in ready |
| Gierson Ranch (Century Communities) | Murrieta, CA 92562, near Historic Downtown Murrieta | "From the high $600s" | 107 homes planned in motor courts; 3 two-story plans, 1,800 to 2,187 sq ft, 4 bedrooms | Interest list; all 3 plans shown as coming soon |
Sources: Century Communities Murrieta page, Rustic Meadows and Gierson Ranch, checked October 18, 2026. A "from" price is the builder's advertised base price for the lowest plan on the lowest-priced lot, before lot premiums, options and upgrades, and it can change any week. Call the sales office for the current price sheet before you plan around any number here.

What do Rustic Meadows and Gierson Ranch offer?
Rustic Meadows by Century Communities
This is the one you can actually move into soon. Century lists three plans: Plan One at 1,460 square feet with 2 bedrooms, Plan Two at 1,608 square feet with 3 bedrooms, and Plan Three at 1,994 square feet with 4 bedrooms, all two-story with 2-car garages. On October 18, 2026 the community page showed 11 move-in ready homes, from about $500,000 for a Plan One up to about $605,000 for a Plan Three, with one more home marked pending. The plan cards showed higher base prices, from about $560,000 to $650,000, so the move-in ready homes were the lower numbers that day (Century Communities, Rustic Meadows, checked October 18, 2026).
Century calls the homes all-electric and lists a pool, a clubhouse with a kitchenette, BBQs, a playground and an open turf area. The listings are classified as condominiums, which usually means you own your home and share the common areas through an association. Ask for the HOA budget and what the dues cover.
Gierson Ranch by Century Communities
Gierson Ranch is the newer one. Century describes 107 homes in motor courts near Historic Downtown Murrieta, with three plans from 1,800 to 2,187 square feet. Every plan has a bedroom on the main floor, and Century says two of the three include a Junior Accessory Dwelling Unit, or JADU. Pricing was listed as "from the high $600s," and all three plans were marked coming soon with an interest list (Century Communities, Gierson Ranch, checked October 18, 2026). The header labels the community as condominiums while the plan cards say single family home, so ask the sales office exactly what form of ownership you would be buying.
The city's records line up with that. Murrieta's April 2026 residential activity list shows Gierson Ranch as 107 units including 78 Junior ADUs, in grading with no building permits issued yet at that time (City of Murrieta, Residential Activity List, amended April 20, 2026).
What new homes are approved or coming next in Murrieta?
Murrieta's Planning Division keeps a public list of residential projects, from submitted to recently completed. It is the best place to see what is coming before a builder puts up a sign. Here is what the April 2026 version showed for homes you could buy rather than rent.
| Project (applicant or builder per the city) | Homes | Status on the April 2026 city list |
|---|---|---|
| Murrieta Hills (Pulte) | 522 single-family homes | Approved by City Council in 2021; tentative map, not yet under construction |
| Vineyard Vista (Grenhill Investment Corp.) | 850 single-family homes | Submitted April 7, 2026, pending planning approval |
| Discovery Village | 72 detached homes and 293 townhomes | Submitted, pending approval |
| Oak Crest (Sancerra) | 233 duplex-style homes | Approved July 2024; revision submitted February 2026 |
| Rustic Meadow (Century Communities) | 153 units | Building permits issued for 52 of 153 as of August 2025 |
| Gierson Ranch (OTM Murrieta, LLC) | 107 units, 78 with Junior ADUs | Grading, no building permits issued |
| Willow Springs (Lennar) | 283 detached condo units | Recently completed, September 2025 |
Source: City of Murrieta, Residential Activity List, amended April 20, 2026. The same list showed zero single-family units in the "under construction" column citywide at that time, with 862 single-family units pending approval and 569 approved. Most of the units actually under construction on the list are apartments.
An approved map is not a community you can tour. Projects can sit for years, change builders or change plans, so treat this table as a watch list, not a shopping list. Lennar's Murrieta page, for example, did not show a community inside Murrieta on October 18, 2026 (Lennar), which fits Willow Springs being finished.
Are the "Murrieta" new homes you see online really in Murrieta?
Often they are not. On October 18, 2026, three national builders' Murrieta pages pointed to communities outside the city instead:
- KB Home's Murrieta page showed Camellia Glen in Wildomar, from about $460,000 plus the cost of solar, 3 bedrooms, 1,493 to 1,866 square feet, marked grand opening (KB Home, checked October 18, 2026).
- Taylor Morrison's Murrieta page listed no community inside Murrieta; the closest it showed was Oliva at Siena in French Valley, from about $420,000, 3 bedrooms, 1,497 to 1,843 square feet (Taylor Morrison, checked October 18, 2026).
- D.R. Horton's Murrieta page showed Avalino in Wildomar as final opportunities, with no price posted (D.R. Horton, checked October 18, 2026).
Those starting prices are lower than what we found inside Murrieta, which is exactly why they show up in your search. Just know the address. Wildomar is its own city, and French Valley sits outside Murrieta's city limits, so the tax districts, HOA and school assignment come from a different set of agencies. Check each one for the exact lot.
How do you look up Mello-Roos and HOA dues on a new Murrieta home?
Plan on both. New tracts in Murrieta are commonly inside one or more Community Facilities Districts, the Mello-Roos special tax that shows up on your Riverside County tax bill on top of the regular rate. If the bill itself is new to you, read our Riverside County property tax guide first.
Gierson Ranch is a good example of how it works. On March 17, 2026, the Murrieta City Council adopted a resolution of intention to form Community Facilities District No. 2026-1 (Gierson Ranch) and another declaring its intent to issue up to $8,000,000 in bonds for the district's facilities (City of Murrieta notice, posted May 15, 2026). On June 16, 2026, the council adopted Ordinance No. 636-26 levying special taxes on the Gierson Ranch properties under a Rate and Method adopted by the City (City of Murrieta notice, posted June 24, 2026). The dollar amount per home is set in that Rate and Method, so ask for it before you sign.
| Cost on a new Murrieta home | Where to get the real number |
|---|---|
| City CFD (Mello-Roos) special tax | The builder's Notice of Special Tax; the City of Murrieta for the district's Rate and Method |
| School district CFD, if any | Murrieta Valley Unified's CFD page and its administrator, KeyAnalytics, (877) 575-0265 |
| HOA dues | The DRE public report and the association budget |
| Taxes on a nearby resale, for comparison | The Riverside County Treasurer-Tax Collector portal |
| Solar, lot premium and options | The builder's contract and price sheet |
Murrieta Valley Unified posts reports for its CFDs on its Community Facilities Districts page, grouped by the decade they were formed, and refers parcel questions to KeyAnalytics. Before a builder can sell homes in a new California subdivision, it also needs a public report from the Department of Real Estate that covers the HOA costs and assessments (California DRE, Public Reports). For the step by step on the Notice of Special Tax, your cancellation window, inspections and warranties, our guide to buying new construction in Temecula walks through the whole process, and it works the same way in Murrieta.
How do new Murrieta homes compare with Murrieta resale prices?
Murrieta's Redfin median sale price for the 3 months ending August 2026 was about $655,000, and that number mixes every home type, new and resale. So a Rustic Meadows home from about $500,000 sits well under the city median, and Gierson Ranch's advertised high $600,000s sits right around it.
| Price point | What it is | Source and date |
|---|---|---|
| About $500,000 | Rustic Meadows lowest move-in ready home, 1,460 sq ft, 2 bedrooms | Century Communities, October 18, 2026 |
| About $655,000 | Murrieta median sale price, all home types | Redfin, 3 months ending August 2026 |
| High $600,000s | Gierson Ranch advertised starting price, 1,800 to 2,187 sq ft | Century Communities, October 18, 2026 |
A median is not a comp. To compare fairly, line up the new plan against recent resales of similar size within a mile or two, then compare the full monthly payment: price, the 1% levy, every special tax, HOA dues, insurance and solar. An older Murrieta resale may carry an older CFD or none at all, plus a finished yard. The new build gives you a warranty and a new roof and HVAC. If you are still choosing between cities, our Temecula vs Murrieta comparison puts the two side by side.
Builders also advertise rate offers and closing cost help that change often and usually require their own lender. I am not going to promise you any of them. Get the offer in writing, then have an outside lender price the same home without it.
